Our Property Management Services

 

Accounting/Bookkeeping

  • We collect rents and promptly disburse them to you.

  • We provide detailed monthly financial statements and a year-end summary of revenues and expenditures for your property.

  • We will, at your request, automatically pay your insurance, property taxes, mortgages, condominium or homeowner's association fees, repair invoices and service contracts.  We will renew such contracts and policies upon your request.

  • We assist you in preparing property-related information for your income tax returns.

Management

  • We routinely inspect your property and report matters which require your attention.

  • We are on call 24 hours a day in case of emergencies that may develop at your property.

  • We know properties and how to solve the problems that arise in them.  Because of our strong bargaining position and a cost-conscious attitude, we are often able to have repairs done better for less, from competing independent contractors and servicemen.

Leasing and Tenant Relations

  • As an established, well-known firm, people seeking rental housing seek us.  This often eliminates the need for costly advertising and gives us the opportunity to be as selective as possible in procuring tenants.

  • We understand the rental market.  We can provide you with sound advice on monthly rental amounts that are appropriate and can advise you ways to maximize the return on your investment.

  • We generate credit reports on-line to provide you with information necessary to select creditworthy, responsible tenants.

  • Our agents are always available to show houses when they are available for rent.

  • We are members of the Metropolitan Regional Information Systems, Inc. and feature our listings on various websites.

Government Relations/Rent Control

 

Increasing regulation of rental housing is an unfortunate reality in the Washington area.  Part of our job is to keep abreast of changing legislation and government regulations and to keep you informed when these changes may affect your property.

We assist you in registering and/or licensing your rental property.

 

Fee Schedule:

  • PLAN A:  Full management service.  Fee: 8% of rents collected.  One half month rent as fee for obtaining tenant.  This expense is fully tax-deductible.

  • PLAN B:  Full management service, furnished property.  Fee: 10% of collected rents.  One half month rent as fee for obtaining tenant.  This expense is fully tax-deductible.

  • PLAN C:  Procuring tenants only.  Fee: First month's rent.  There is no additional charge for renewals or multi-year leases.
